Finding a new home for the UK’s Intelligent Automation leader

With plans to add 100 more technology jobs in the UK, Robiquity needed to expand its Manchester operating space.

Location:
Manchester, UK
Creative negotiation, financial savings

Robiquity’s mission is to enable businesses and their people the time to fulfil their core purpose. They needed a new office aligned with that core purpose and appointed Level to find it.

Founded in Manchester, Robiquity employs 110 people globally at bases in London, North America and Cairo. Following investment from Growth Capital Partners, the company made plans to create 100 more UK tech jobs – many of which would be based in Manchester.

The company’s product automates tasks to enable companies to get on with the core business and increase productivity.

They needed an office which reflected that ethos and that would allow them to work as productively as possible.

Their previous space was not fit for purpose with no air conditioning and no room or growth. As a scaling company with big ambitions, this made an urgent move essential.

When they started working out what they needed in a new office, a stunning fit out was at the top of the list. However, that needed to be achieved without costing so much that it hampered their growth plans.

Level appointed to lead the search

Level was appointed to lead the search and set about finding an office space which would fuel Robiquity’s high growth goals.

We searched all of the best in class options across Manchester in a range of different districts. The objective was to give Robiquity an overview of how the office market had evolved in Manchester and also what developments are happening across each of the districts to provide insights into the latest local amenities.

Enterprise City, Manchester’s new city centre district for media, tech and creative businesses, felt like a good fit and we put together a proposal for Robiquity.

The company saw the value in being located within such a business cluster and was impressed with the offices on offer at Transmission in Manchester's St John's district.

The building is a new-build Grade A space with a huge amount of amenity close by. Furthermore, it is located next door to the new Soho House which is set to launch in 2025, King Street Town House and a stones throw from Spinningfields.

They settled on the building and took 5,694 sqft. As part of the deal, the landlord absorbed the cost of the fit out which kept capital expenditure low for Robiquity so they could keep cash in the business for growth.

Additionally, we saved costs for Robiquity with their previous landlord, helping them successfully exit their old lease without having to repair or refurbish any of the shell.

Overall, we successfully saved the client £227,760 in rent and £79,716 in savings from minimal dilapidations on exit.

Tom Davies, Robiquity Chief Executive, said: “Being housed in Enterprise City represents an exciting step in Robiquity’s evolution.

“Level looked after our requirements with a great deal of diligence. Securing the right space that fits our culture and future ambitions means a lot. It has given Robiquity even more inspiration to fulfil our core purpose which will have a beneficial impact on our clients and partners.”

Joe Averill, Managing Director at Level, said: “It’s no secret that the quality of buildings is advancing at a rate of knots. Businesses are increasingly aware of the power of quality amenities towards the wider culture piece. A nice new office isn’t the sole answer to a strong culture but workspace certainly plays a key part.”
