Securing a quick move through strong negotiation

Venturi needed to move into Manchester city centre to achieve growth goals. We secured a two-year deal with three months rent free.

Following ambitious growth, Venturi needed a new office which fit their stature and asked Level to find it.

Joe Averill, founder of Level Workspace, had previously helped Venturi find a smaller space years ago and the company came back when it was time to expand.

Understanding Venturi’s changing needs

While their previous office wasn't wholly unfit for purpose, the Wilmslow location meant that the company was losing customers to companies in Manchester. With that in mind, they judged that the time was right for a move to kick start the next chapter of the business.

The timing was good as there was a break clause in the lease which offered the possibility of a simple separation.That gave Venturi the opportunity to get closer to their customers and potential candidates without needing to go through a complicated process.

Manchester city centre fast became the obvious choice. Brad Lamb, CEO of Venturi, said: “I remember when we were in Wilmslow and I said to the team let me take you for a drink. We went to the pub and I just remember there was one guy and his dog. I thought I’m struggling here to build a bit of an atmosphere.

“Manchester has got such variety, lunch options, good drinks after work, that whole kind of environment for people to flourish. When you are in the city centre you can get talent from other local areas so it opens up your talent pool to more hungry individuals.”

Finding an office with space to grow

With their new move, Venturi specified that they wanted an office with space to grow. They also didn’t want to have to think about electricity and gas bills or facilities on site – in other words, they wanted a simplified, all-in-one solution.

Connectivity and accessibility for customers and candidates was important, as was a welcoming professional feel to make that all important great first impression.

However, there were also budget constraints which threatened to slow the move down. In order to make sure the finances worked, the move was initially set for March – but Joe and the Level team thought that a deal could be done that would get the company moving quicker without going over budget.

Venturi’s staff were keen to move to the city centre as soon as possible, so we worked with the Venturi leadership team to find a solution. We took Brad and the Venturi team to visit four spaces before they settled on the Globe Building.

We negotiated with the landlord at the Globe Building on the WPP Campus to secure a two year deal with a three-month rent free period which made the numbers work and sped up Venturi’s move. They eventually moved in October – four months ahead of schedule.

Fast move pays dividends

The quick office move that we secured through our negotiations meant that Venturi could keep up their momentum and continue growing without any interruption despite moving to a new office.

We also made sure to look after Venturi’s long-term interests. The landlord wanted the company to sign up for three years, but we advised a two-year term which would be more in the client’s favour. There are always new spaces in Manchester and a shorter term gives the client a better opportunity to renegotiate in the future to get the best deal possible.

Doing so secured a win-win situation that achieved everything the client wanted and placed them in a cutting edge office that represents what the company stands for.
