Manchester’s office market is extremely busy right now. Take-up nearly doubled in Q3 2023 with occupiers signing up for 351,000 sqft compared to 172,000 sqft in Q2.

Flexible office operator CuboWork opened its first site in Manchester. The 30,000 sqft space at the Lincoln on Lincoln Square is a stunning work environment that is going to be one of Manchester’s most in demand office spaces.

UA92

Gary Neville’s boutique university, UA92, opened its new 36,000 sqft business school campus in Baskerville House, Salford, catering for up to 1,000 students.

Matillion

Tech unicorn, Matillion, cut the ribbon on their new two-story, 28,000 sq ft European HQ in The New Bailey, Manchester, to drive innovation in data and AI.

HBD

HBD unveiled ‘future-facing’, £140m Manchester office, Colloco. 200,000 sq ft of office space on New Quay Street which has been designed to achieve a 5.5-star NABERS score and to be net zero carbon.

This is a major development in Manchester which follows other significant projects from HBD including Kampus, Foundry and The Courthouse.

SafetyCulture

Global Tech firm, SafetyCulture, credited Manchester with a key role in their growth, citing the City’s thriving tech scene and local universities as major attributes.

The firm went on to unveil its new HQ in Manchester in February 2024, and has since achieved ‘unicorn’ status.

Freeths

National law firm, Freeths, opened its new office focused on providing flexible working, following a year of record growth with turnover climbing by 14.9% to £129m.

Managing Partner of Freeths Manchester, John May, said: “Our new office concept has taken into account the key elements needed to create a collaborative and functional working environment for the ambitious, talented and dedicated staff that underlie Freeths’ success.”

“The design includes areas that are varied and versatile to facilitate productive and efficient use of the office space. The design provides areas for desk sharing, meeting with clients, quiet working spaces and multifunctional rooms equipped for training, client meetings and staff wellbeing. A modern, post covid workplace”, he continued.

Turner & Townsend

Turner & Townsend relocated from their 11,500 sq ft Spring Garden office to their new 15,000 sq ft office at Aviva’s 11 York Street following significant revenue growth (up 25.6% at £404.2m) and employees (up 17% at 4,206).

Hope Park Workspaces

Hope Park Workspaces celebrated the opening of their new premises in Salford with a launch event. Located in Salford Quays, it is the company’s third location, with two in Bradford.

Its location next to Langworthy Metrolink station puts it in a great location for firms who want to be close to MediaCityUK and the tech, communications and digital cluster that is based there.

Impression

Impression, a multi-award-winning digital marketing agency, opened its first Manchester office. The company, now based in Ancoats, wants to attract Northern talent and form a closer connection with potential Manchester-based clients.

The team is also expanding and this is the company’s third UK office space, making Impression another fantastic growing company in Manchester.
