The world of property can seem overly complicated, particularly when it comes to office rentals and a landlord is trying to wow you with a list of jargon and unusual phrases that push the rent up.
It’s a common stumbling block for business owners, and part of our service is decrypting the property code to make sure that you understand exactly what you’re getting when renting a new office space.
Some common examples of jargon in the office sector that is needlessly complicated include...
· Turnkey solution – An office that is ready to gowith furniture and minimal/no adjustments required. You could move in and start working tomorrow.
· Plug-and-play – Similar to “turnkey solution”,it describes a space where everything is fitted for you and you can move in without needing to do anything else.
· Biophilic design – An outside experience brought indoors, often through the addition of plants and big windows which give lots of natural light.
· Sympathetically restored – Refurbishing the building keeping old/heritage features like exposed brick walls or striking wooden beams.
· Alienation provisions – The ability to sublet the space to other occupiers if you want to.
· Break clause – The terms under which you can leave a space part-way through a contract. Learn more about break clauses and other unexpected office costs here.
That’s just some examples but there are many more – and that’s before you get into the different types of offices themselves! For example, how does a leased office differ from a managed office? And how do serviced offices fit it?
Even with explainers about the benefits of these different office types, the whole area can be a bit of a minefield for business owners who go in unprepared. However, it doesn’t have to be like that!
There’s an endless list of terms that building operators and landlords use – so many that we can’t possibly list them all here.
However, one way that you can see through all the jargon is to appoint an expert office consultant to help you search for your ideal home and explain what everything means in a simple way.
In fact, our service is designed to be completely impartial and we pride ourselves on only being loyal to you. We don’t have a list of preferred suppliers and we will never use confusing industry terminology to push you into a deal that’s best for us.
We negotiate against the landlord on your behalf to get you the best terms on a great space that will help to accelerate your growth plansrather than hinder them.
